Southwark additional HMO licensing applies borough-wide to HMOs not covered by mandatory licensing, including smaller shared HMOs, relevant section 257 HMOs and certain purpose-built flats in multiple occupation.
Paid in two parts: £1,017.50 on application (Part A) and £415.50 when the application is approved (Part B). Section 257 HMO licences have no charge.
Properties exempt from this scheme
- Properties let by a local council or a registered provider.
- Properties already under a management order or empty dwelling management order.
- Properties under a temporary exemption notice.
- Owners who live in property they own as their main residence.
- Holiday lets, tenancies under a long lease, business tenancies, qualifying charity HMOs, religious community buildings, student halls, single family dwellings and homes with up to 2 lodgers.
- Certain converted blocks where the building is fewer than 3 storeys or the building and flats are under different ownership or control.
Discounts the council offers
- Gold Standard Charter landlords receive a 50% discount from their Part B fee.
- Gold Standard Charter landlords who have also signed up to Southwark's finders' fee scheme will not be charged the Part B fee.
- Registered charities receive a 50% discount from their Part A and Part B fees where they provide qualifying below-market or adapted housing.
