Salford additional HMO licensing applies across the whole of Salford to privately rented three or four person small HMOs, subject to statutory exemptions.
Paid in two parts for new additional HMO applications: £890 application fee and £195 grant fee.
Properties exempt from this scheme
- Properties listed in Schedule 14 to the Housing Act 2004 are exempt from mandatory and additional HMO licensing.
- A house subject to a temporary exemption notice under section 62 of the Housing Act 2004 is exempt.
- An HMO subject to a management order under Chapter 1 or 2 of Part 4 of the Housing Act 2004 is exempt.
- Section 257 HMOs are generally exempt from the 2021 additional HMO scheme, although a specific flat could be subject to HMO licensing.
- Purpose-built flats in a block of three or more self-contained flats are exempt from additional HMO licensing where the person in control is signed up to a code of practice under section 233.
- Properties that require mandatory HMO licensing under section 55(2)(a) of the Housing Act 2004 are exempt from additional HMO licensing.
