Islington additional HMO licensing applies borough-wide to HMOs occupied by three or four people in two or more households and to the section 257 converted building HMOs described by the council.
Mandatory and additional HMO fees are paid in two parts: £500 on application (Part A) and £400 plus £100 per letting if the council approves the application (Part B). The letting fee is capped at 21 lettings. Section 257 additional HMO licences are £800 per building.
Properties exempt from this scheme
- Buildings specified in Schedule 14 of the Housing Act 2004 are exempt.
- HMOs subject to an Interim or Final Management Order under Part 4 of the Housing Act 2004 are exempt.
- HMOs subject to a temporary exemption under section 62 of the Housing Act 2004 are exempt.
- HMOs requiring mandatory HMO licensing are exempt from additional HMO licensing.
- Section 257 converted building HMOs that consist of no more than two flats are exempt.
Discounts the council offers
- £75 discount for accredited landlords who provide valid proof from an approved accreditation body.
- £50 discount where the property has an EPC rating of A, B or C.
- £25 renewal discount where there is no time gap between the old licence and the new licence.
